A Bit About Westurban Management
I am Vicki May, owner of Westurban Management and a broker licensed to do all types of leasing and property management activities. With over 20 years’ experience in property management and as an investor, I often see paths through issues not covered in books or courses. We know what you’re going through.
WHAT WE DO
Westurban Management specializes in managing smaller rental buildings in the near western Chicago suburbs. Our communities include Oak Park, Forest Park, River Forest, Elmwood Park, Riverside, North Riverside, Berwyn, Brookfield, Broadview and Westchester, and others by request.
We represent LANDLORDS ONLY. We never represent tenants. We love tenants and treat them well. But there will never be any doubt that we represent YOU.
We are real estate investors and manage through the lens of an investor. I can offer advice on upgrades that make sense, the right rental rates, and what makes a good investment property. As a local resident, I have deep local knowledge and am well-connected in the community and to local landlord groups and associations.
HOW I WORK
I am a hands-on manager. We manage to retain good tenants and move others on to another owner. Our tenants know me and will often see me at their building with a contractor or sweeping a hallway. Driving by buildings is one of my best tools for keeping track of tenant and maintenance issues.
I stay up to date on landlord legal issues and often advocate on behalf of landlord interests regarding new laws and trends.
I see each building as a turnaround project. There is always an action or two which can improve curb appeal, building reputation, tenant population or profitability. In other words, I look through the lens of an investor.
I work only with quality landlords. My best client is looking to improve their investment and, at the same time, provide a good living circumstance for tenants. No slumlords please.
When finding a new tenant, I am personally present during all showings. Meeting an applicant helps me better gauge cleanliness, responsibility, respect for property, and how easy they may be to work with. Of course, we use all the standard tenant measurements as well. But I find these personal aspects to be just as important when assessing a prospective tenant.
And finally, I know that there is no reason to own property if it does not enhance your wealth in some way. It might be monthly cash flow, appreciation at sale, or tax relief … or all three. But if it isn’t going to pay, it’s not worth the headache.
